Our extensive and intensive survey of lands has ended in hilly terrains of Kodaikanal hills, possessing the following features.
 
  1. The targeted place is situated almost in the middle portion of Kodai Hills with an altitude of 1100 meters [3600 feet from mean sea level i.e., 30 kilometers upwards in the hills from plains (From Batlagundu) and 30 kilometers downwards from Kodaikanal.
  2. It is situated in a medium, temperate region with a minimum temperature of 15 degree Celsius & a maximum of 20 degree Celsius. Even in hot summer, the climate resembles that of Bangalore. Due to this reason, almost all commercial crops are distributed in the area.
  3. Average annual rainy days number about 100, to warrant zero irrigation from any man-made sources.
  4. It is an area of multi-diversified crops. It has,
    • Annual vegetable crops like chow-chow, beans (all varieties), cauliflower, cabbage and even brinjal.
    • This area is mainly a coffee plantation with local and improved varieties.
    • Amidst the coffee plantations, fruit trees like Hill Banana, Karpoora Vazhai, Jackfruit, Pineapple, Sweet Lime [Sathukkudi] and Oranges, Lime, Lemon, Butterfruit [Avocado] Star Fruit, Passion Fruit, Tree Tomato, Papaya, Mango, Guava etc., are cultivated successfully.
    • Valuable tree crops like Silk Cotton tree, Arecanut & Coconut are also found with.
    • Valuable timber crops like Silver Oak, Rosewood, White Teak( Kumil Teak), Vengai(Padauk), Silk Cotton and Bamboo are naturally and evenly distributed.
    • Almost all tree crops are trailed with pepper Vines, which brings in good revenue.
    • The main, highly lucrative and easily nurtured tree crop of the area is Cocoa, which almost yields around ten months in a year.
    • Adjoining the natural waterways and streams within the plantations, Cardamom is also cultivated.
  5. Organic farming is a rule of the area naturally. The leaf fallings, pruned twigs and branches themselves serve as organic manure after decomposition.The upper layer of the area is natuarally a high-nutrient rich peat soil, which holds rainwater for a longer period.
  6. Pest and disease prevalence is minimum and so no inorganic pesticides are sprayed.
  7. Sufficient cheap labour in the area is a boon indeed.
  8. All individual land holdings are interlinked with motorable public & private pathways.
  9. Nowadays, transport of inputs and produces is made easier through jeeps, instead of the old donkey & mule way.
  10. Marketing is not at all a problem here. Wholesale purchasers come to the area and purchase the produces like Coffee Beans, Cocoa Beans, all fruits and others in situ.
